The six things that set your price
Window count and style
A double-hung window that tilts in takes a fraction of the time a fixed picture window or a divided-light casement does. The number of panes matters as much as the number of openings.
Interior, exterior or both
Exterior-only is the quickest option. Adding interiors means moving furniture, protecting floors and detailing sills, so it adds time on every window.
Access
Second-story glass over a deck, landscaping or a steep grade needs ladders or water-fed poles and extra setup. Ground-level glass with a clear approach costs less.
Screens, tracks and sills
Screens are washed and dried separately, and tracks and sills are vacuumed then wiped. These are part of a standard cleaning, but heavy build-up takes longer.
Build-up and condition
Construction dust, sprinkler overspray and hard water spotting need extra treatment. Hard water mineral removal is priced separately because it is a restoration step, not a wash.
How often we come back
Recurring visits stay cheaper than one-off cleans because the glass never gets far out of condition. Most homes settle into twice a year, storefronts far more often.

Two homes with the same number of windows can take very different amounts of time depending on style, access and condition. Publishing a flat package price would mean either overcharging some customers or changing the number on the day, and we do neither.
How do I get an actual number?+
Send us your address and a rough window count, or a couple of photos. We look at the property, then give you one firm, upfront price before anything is booked.
Do you charge for the estimate?+
No. Quotes are free and there is no obligation to book.
Does the price change once you arrive?+
Not unless you add work on the day. The number we quote is the number you pay for the scope we agreed on.
